Participation in Development of Singapore’s Largest Strata-titled Food Facility
‘Gourmet Xchange’
Shimizu Investment (Asia) Pte. Ltd. (SIA) has joined the development of ‘Gourmet Xchange,’ Singapore's largest strata-titled food facility for sale, led by CapitaLand Development (CLD). Mitsubishi Estate's local subsidiary, MJR Investment Pte. Ltd., and other investors are also participating in the project.
The Gourmet Xchange development, with a site area of approximately 44,000 square meters, a gross floor area of approximately 114,000 square meters, and comprising 272 units, is designed to comprehensively support the food industry value chain, including food manufacturing, central kitchens, storage, and distribution.
This marks SIA's second investment in industrial properties in Singapore, following the 1-Net North Data Center development. SIA will continue to expand its real estate development investments in partnership with leading local developers, leveraging its group's construction expertise, as well as the local networks and credibility it has built up over many years overseas.
About ‘Gourmet Xchange’
Gourmet Xchange is Singapore’s largest strata-titled food facility, located in the Kallang district in central Singapore. It comprises a nine-story, multi-tenant ramp-up-style production and logistics facility (264 units) for food-related companies, alongside a three-story Heritage Terrace building (8 units). These facilities are designed to meet the needs of a wide range of businesses supporting the food supply chain, including food manufacturing, processing, storage, and distribution. We also aim to create a development that functions as a community hub for the local area by incorporating restaurants and event spaces along the Kallang River.
The site is conveniently located approximately a 10- to 15-minute drive from Singapore’s bustling Orchard Road and the business hub of Raffles Place. It is close to several major expressways, offering seamless connectivity across the island and enabling efficient distribution. Furthermore, the site is within walking distance of three MRT stations, including Mattar Station on the Downtown Line, and is located near residential areas, providing a strong advantage in terms of workforce accessibility.
In addition, Gourmet Xchange is set to become the first strata-titled food development in Singapore to achieve the Building and Construction Authority's (BCA) top-tier Green Mark Platinum Super Low Energy (SLE) certification with Whole Life Carbon and Maintainability Badge. This will further enhance its value as an environmentally responsible, sustainable, and state-of-the-art facility.
The construction began in September 2025, and its vacant possession is expected in 2029.
